Holmes Beach is the island's largest and most central city, and the one most buyers see first. Three miles of Gulf beach sit on one side; a network of deep-water canals, Key Royale and Anna Maria Sound sit on the other. It is also the island's practical centre. The grocery store, the elementary school, the dog park and Manatee Public Beach are all inside city limits.
The widest range on the island: Gulf-front and bayfront condominiums, canal homes with private docks and lifts, duplexes held as income property, and single-family homes on interior streets.
Rental rules
Commonly a 7-night minimum
Most non-hotel rentals require a seven-night stay, frequently Saturday to Saturday. Requirements vary by zoning district, so confirm for the specific parcel. An association can be stricter than the city, so confirm both before counting on rental income.
Named buildings
Holmes Beach is the largest of Anna Maria Island's three cities, sitting between Anna Maria to the north and Bradenton Beach to the south. It has three miles of white sand beach, including the main public beach access at Manatee Public Beach, plus easy access to the Intracoastal Waterway across Anna Maria Sound. The city is also the island's commercial center. Home to Anna Maria Elementary, the private Key Royale Golf Club, a dog park, and the island's Publix grocery store. Real estate here ranges from Gulf- and bay-front condominiums to waterfront homes, duplexes and income properties, with some areas zoned for weekly rentals and others for monthly or longer.
The canal network on the bay side is the single biggest draw for boaters. Individual canals differ in depth, width and bridge clearance, so the practical question is never just 'is there a dock' but what the dock can hold and how quickly it reaches open water across Anna Maria Sound.
Key Royale, reached by a single bridge off Marina Drive, functions as its own sub-market: a low-density residential island with a private nine-hole club at its centre. Elsewhere in the city, duplexes and small multi-unit properties trade actively as income holdings, which makes rental zoning a first-order question rather than a footnote.
Boaters, families who want the elementary school and grocery inside city limits, and investors buying duplexes or condominiums for rental income.
Tell Justin what you want the property to do for you, and he'll narrow it to the streets that actually fit.
